Who we are

This website is operated by Miami 4 Two Inc., a Florida corporation, doing business as Guestax (“Guestax”, “we”, “us”). For anything in this policy, write to info@guestax.com.

This policy covers this website and the requests you send through it. If you become a client, the information you share with us to provide the service is governed by your service agreement.

What we collect

What you type into our forms. When you ask for a free audit: the property's street address and ZIP code, whether it is a hotel or motel or a house or apartment, and your email. When you ask us to contact you about the service: your email and, if you give them, your name, the property's address and type, and the name your listing books under. We also record the consent you give with the checkbox: its exact wording and the time you gave it.

What your browser sends. Like every website, our servers receive your IP address and basic technical details of each request. We use the IP address to limit abusive traffic to our forms; our hosting provider keeps short-lived server logs for security and troubleshooting.

What we do not collect. We do not use cookies, advertising pixels or analytics tools, and we do not track you across other websites. We do not collect payment details on this website.

Why we use it

To prepare the audit or answer the request you sent; to email you about it and about Guestax's services, which you can stop at any time; to keep our forms safe from abuse; and to meet our legal obligations. We do not use your information to build advertising profiles.

Who helps us handle it

We share personal information only with service providers that process it on our behalf and under our instructions: our website hosting provider, our database provider, the provider of the spreadsheet and email tools where we receive your request and, if enabled, a bot-protection service that checks form submissions. We do not sell your personal information and we do not share it for cross-context behavioral advertising. We may disclose information when the law requires it, or to protect our rights and the safety of others.

How long we keep it

For as long as we are in touch about your request, and then for no more than 24 months after our last contact, unless the law requires us to keep it longer or you ask us to delete it sooner. Server logs are kept for a short period by our hosting provider.

Your choices and rights

You can ask us to tell you what we hold about you, to correct it, or to delete it, by writing to info@guestax.com. You can stop our emails at any time with the unsubscribe link in them or by writing to us. We answer within 45 days, and we will not treat you differently for asking. Depending on the state you live in, you may have additional rights under that state's law; we honor them.

Do Not Track and Global Privacy Control. Because we do not track visitors across websites and do not sell or share personal information, there is nothing for these signals to switch off; we respect them all the same.

Security

Everything travels over encrypted connections, and access to the information you send is limited to the people who need it to answer you. No system is perfectly secure; if a breach affected your information, we would tell you as the law requires.

Children

This website is meant for property owners and managers. It is not directed to children under 16, and we do not knowingly collect their information.

Changes

When we change this policy we update the date at the top, and if the change is significant we tell the people whose information we hold.
