We manage short-term rentals and hotels for a living: fifteen years in, thirty-plus properties across the United States. For fifteen years, every month, we have lived what this page is about: three levels of government on the same booking, each with its own portal, its own due date and its own penalty. Portals that change overnight, rates nobody can confirm, penalties you learn about from the county and never from the people you pay to prevent them.
Beneath it all sat a fear every manager knows: that one tax mistake, born not of carelessness but of information that existed nowhere, could one day cost a major owner contract. It made us think twice before signing wherever the rules were too gray.
